  2. Get clear on financing

    Work with a lender on preapproval, loan choices, and estimated costs. Think about a monthly payment you’re comfortable with, alongside cash needed to purchase.

  3. Build your search plan

    Separate must-haves from nice-to-haves. Consider layout, condition, location, ongoing upkeep, and the practical details of your day.

  4. Search and tour

    Compare listings, visit homes, and keep track of questions. I’ll help you look at the tradeoffs and gather information about properties you’re considering.

  5. Put an offer together

    We’ll discuss price, earnest money, contingencies, and timing. Understand the terms and deadlines before you commit.

  6. Investigate the property

    Arrange inspections and review available disclosures and reports. We’ll discuss findings, possible requests, and options under your agreement.

  7. Work through the details

    Your lender handles the appraisal and final loan approval when financing is involved. Stay available for document requests and arrange insurance and closing services.

  8. Prepare to close

    Review final documents, complete the agreed steps, and coordinate signing, funds, and possession. We’ll confirm when you can get the keys.
